In this section you will find comparable analysis of Villa Oliva Vineyards Corporate Lodging and Meeting Room Space.  As an Exclusive Estate Resort, VOV is able to cater to the various needs of corporations from an intimate to a grand-scale level.  Corporations have the ability to reserve meeting room space, lodging accommodations or both.  The entire estate is also available on an exclusive basis.  Do to the vast diversity of corporate needs lodging rates are on a nightly basis and meeting room space is priced additionally. 

Corporate Comparisons have been divided into two sections:

1.       Corporate Lodging:  VOV offers various types of lodging on a nightly basis.

2.       Corporate Meeting Room Space: VOV offers a variety of meeting room space that can be configured multiple ways including conference, classroom, theater, and banquet style.

o    The “Featured Corporate Meeting Room Comp.”

o    The Meeting Room Graph: provides a description and rates of all VOV Meeting Room Space as well as Comparable Meeting Room descriptions and rates for accommodations in Orange County and Napa Valley, including the “featured comp.”

Comparable analysis for Villa Oliva Vineyard Corporate Lodging & Meeting Room Space was meticulously complied via the following research modalities:

§  Internet:

Online research was conducted on the websites of multiple venues that provide both corporate meeting room space and lodging.  Sites were used to compare rates and features of lodging and meeting room space as well as meeting room configurations and capacity.

§  Corporate Event Planners/ Coordinators:

 Duayne & Tiffiny personally consulted with various regional corporate event coordinators on the topic of “Southern California Wine Country” as a corporate destination.  A common consensus among them is that while there is an overwhelming demand for corporate events in wine country, lodging and meeting room space is very limited.

§  Hotel & Meeting Room Publications:

Hotel brochures offered room descriptions and pricing for both corporate lodging and meeting room space as well meeting room configurations and capacity.  The Temecula Valley Convention and Visitors Bureau Meeting Room Guide & Directory provided a listing of local meeting g room spaces in Temecula as well as their capacities.

§  In-Person Venue Visits

In effort to qualify comparable features in person, Duayne & Tiffiny visited venues such as The Ritz Carlton, Laguna Niguel; The Montage, Laguna Beach; The St. Regis, Monarch Beach; and Stonepine, Carmel Valley, as well as many Napa Valley and Temecula Valley wineries.  Evaluations were made in many areas including the following:  the over-all physical property, lodging accommodations and meeting room space.

§  Correspondence with In-House Event Coordinators:

Direct correspondence between Duayne or Tiffiny and the Event Coordinator of comparable venues was established via e-mail and telephone communication to collect corporate package and pricing information.

Research confirmed the unique nature of the VOV Exclusive Estate Resort.  While luxury resorts and winery/vineyard properties feature similar aspects of VOV, no other property featured all that VOV offers.  Other findings include:

·         High-Demand for on-site Lodging & Meeting Room Space at the same location. 

·         High-Demand for Exclusive Estate Rental with full-service staff; very limited supply

·         High-Demand for various types of lodging (i.e. Guestrooms, Suites, etc…)

·         High-Demand for Meeting Room Agility  as corporate needs vary greatly

·         High-Demand for Vineyard destination with culinary emphasis; Work, Stay & Play Retreat

·         High-Demand for a unique, personal experience; corporations looking to do something different

·         High Demand for Southern California location; close proximity to Los Angeles, San Diego and Orange Counties

·         High-Demand for transportation services including: shuttles, limousine, town car, helicopter, private plane

·         High-Demand for Corporate Packages that include: Meeting Room(s), Lodging, Food Service, and Concierge Service




Southern California Wine Country Findings:

·         Southern California Wine Country (SoCal Wine Country) is a desirable location for Corporate Events

·         SoCal Wine Country is being marketed as a Corporate Destination

·         Wineries, being wineries first-and-foremost, offer limited or no meeting room space.  Often the meeting room space is very small or very large without the agility to fill the gap for all sizes in between.  
 

·         Lodging in SoCal Wine Country is extremely limited.  Many corporate executives have no other option but to stay at a hotel or motel “in town” nearly 8 miles away from a Wine Country meeting room site.  By doing so, the “Wine Country experience” becomes quickly degraded and the laborious driving back and forth leads many corporations to opt for a different location altogether.

·         VOV will be the only Exclusive Estate Resort.  No other property offers comparable Lodging Accommodations, Meeting Room Space, Full-Service Staff, a Private Winery and Beautiful Grounds.

·         High-Demand for Exclusive Winery rental—NO SUPPLY!  While wineries would like to fill the requests and charge top-dollar to reserve the winery and property on an exclusive basis, the cost of closing their doors to 100’s of customers who have driven many miles to come and taste their wine would be very detrimental to their reputation.  Therefore Corporate Events take place during the day when the winery is open to the public or they can be held privately at night.

·         Southern California established as our target market; 30 million residents in Los Angeles, Orange and San Diego counties

·         Vineyard-scape and Beach-scape properties proved to yield the highest demand

·         Weddings in the $100,000-$200,000 range occur frequently.  Although on the higher-end, they are not considered to be part of the “luxury” market which starts around $400,000.

·         High-demand for exclusivity; ability to reserve the entire estate.

·         High-demand for a private winery; hands-on wine experience

·         High-Demand for a special, unique “experience”; willing to pay top-dollar

·         High-Demand for Wedding Weekend to also function as a Family Gathering; lodging, meeting space, catering and coordination services needed

·         High-Demand for On-Site Lodging

·         On-site non-denominational Chapel is considered an asset

·         Venues able to piece together elements of the VOV Wedding Weekend Package but, our niche business model of an All-Inclusive Wedding Weekend on a vineyard property could not be found.
