RESEARCH MODALITIES

Comparable Analysis for the Villa Oliva Vineyard Wedding Package was meticulously complied

via the following research modalities:

 

§  Internet:

Over 1,000 hours of online research of  wedding components such as: venues, catering, entertainment, transportation, lodging, wedding coordination, party rentals, linens, lighting, etc…locally, nationally and internationally.  Sites searched included comprehensive “wedding” sites such as WeddingCompass.com and HereComesTheGuide.com as well as sites for the individual businesses.

  

§  Wedding Coordinator Consultation:

 As affiliates of the Association of Bridal Consultants (ABC), Duayne & Tiffiny personally consulted with various regional wedding coordinators on the topic of “Southern California Wine Country” as a wedding destination.  A common concensus among them is that while there is an overwhelming demand for vineyard weddings, there is also a desire for a more sophisticated wedding venue in Temecula that would be comparable to luxury resorts and estates available in Orange County.

 

 

§  In-Person Venue Visits

In effort to qualify comparable features in person, Duayne & Tiffiny visited venues such as The Ritz Carlton, Laguna Niguel; The Montage, Laguna Beach; The St. Regis, Monarch Beach; and Stonepine, Carmel Valley, as well as many Napa Valley and Temecula Valley wineries.  Evaluations were made in many areas including the following:  the over-all physical property, location/view, wedding ceremony & reception facilities, staff, customer service, ambience, exclusivity, food & wine, indoor &  outdoor wedding options, frequency of events per day, property agility, and the availability to accommodate guests overnight, for three days.

§  Wedding Publications:

Ceremony Magazine-Los Angeles, San Diego and Orange County editions; The Knot-Southern California edition; Los Angeles Magazine-Wedding edition are some of the publications used to research comparable vendor services, venues, wedding packages and lodging accommodations.

 

§  Correspondence with In-House Event Coordinators:

Direct correspondence between Duayne or Tiffiny and the Event Coordinator of comparable venues was established via e-mail and telephone communication to collect wedding package and pricing information.

 

§  Personal Vendor Relationships:

The value of goods and services by which comparisons were made, were established through reputable vendors, we know and work with personally, who are experienced in that specific field.  For example, all catering costs were compared to the per-head charge, it would cost for the level of quality, taste and presentation offered by chef Gerry Kent of The Forge Catering Service.

Comparable Wedding Package Assumptions

As you will see in the Assumptions listed below and on the VOV Wedding Package Cost Breakdown included in this Business Plan, the VOV Wedding Package is a comprehensive 3-Day/2-Night Weekend package.  Thus, comparable wedding packages included in our analysis are NOT the standard wedding packages offered at each venue.  Rather, they are reflective of all costs necessary to host a similar “VOV Wedding Weekend” at each venue.

 

Do to the unique nature of the being an Exclusive Estate Resort, many properties feature “like” aspects of VOV but do not offer all the facilities, service or exclusivity.  The most similar property is our featured comp: Stonepine, an estate resort located on the California central coast in Carmel Valley.

Comparable Analysis Findings
          

 

Research confirmed the unique nature of the VOV Exclusive Estate Resort.  While Private Estates, Resorts and Vineyard Properties feature similar aspects of VOV, no other property featured all that VOV offers.  Other findings include:

 

·         The VOV experience for Brides is priceless

 

·         There is always a demand for weddings

 

·         High Demand for Southern California Vineyard location

 

·         Southern California established as our target market; 30 million residents in Los Angeles, Orange and San Diego counties

 

·         Vineyard-scape and Beach-scape properties proved to yield the highest demand

 

·         Weddings in the $100,000-$200,000 range occur frequently.  Although on the higher-end, they are not considered to be part of the “luxury” market which starts around $400,000.

 

·         High-demand for exclusivity; ability to reserve the entire estate.

 

·         High-demand for a private winery; hands-on wine experience

 

·         High-Demand for a special, unique “experience”; willing to pay top-dollar

 

·         High-Demand for Wedding Weekend to also function as a Family Gathering; lodging, meeting space, catering and coordination services needed

THE UPSIDE, DOWNSIDE & VOV RESOLUTIONS TO
PRIVATE ESTATE, RESORT AND WINERY WEDDINGS


PRIVATE ESTATES:

Exclusive, prestigious and unique, a private estate can be an impressive wedding venue.  Often unknown and tucked away, their mystery and intrigue evokes a sense of glamour and style.  A Private Estate gives the Bride and Groom the feeling of Royalty, reining over their kingdom.  The architecture and décor is usually very luxurious and authentic and most estates offer a grand view of a desirable scape.

THE DOWNSIDE OF A PRIVATE ESTATE WEDDING is that since they are built as a residence first, they often lack commercial agility, and require outside vendors for all services; becoming laborious and expensive.  Some of the initial logistics that can get complicated are accessibility, utilities and traffic.  Many times private estates are in gated communities that either limit visitors via a guest list or car placard system, requiring special arrangement or may grant access via shuttle service only, creating a nightmare for vendors such as the florist, caterer and band.  Most private estates do provide rooms for the wedding parties to get ready in but do not open the house up to wedding guests.  Therefore, since only the outside grounds may be used, a tent will need to be brought in.  

Without a permanent structure on-site, all electrical, lighting, heating, cooling and sound systems will need to be out-sourced.   Electrical generators will most certainly be needed and are horrendously loud, bulky and smelly.  All tables, chairs, linens, china, silverware and crystal will have to be rented and a lack of restrooms will likely require the renting of portable facilities. 

Rarely do estates include a church or chapel.  Therefore, unless weather permits an outdoor ceremony, the only indoor ceremony solution would be in the tent with the dinner tables or off-site at a church.

Off-street parking may not be an option and therefore it may be necessary to contract a valet service or shuttle company.  Private Estate rentals usually include the estate grounds only, without any services.

VILLA OLIVA STREAMLINED THE SET-UP PROCESS, REDUCING LABOR AND EXPENSE.  Our service allies are wide and easily accessible for wedding vendors to load and unload just steps away from our entertaining facilities.  By providing our Bride and Groom with a number of in-house services such as all food & beverage service, tables, chairs, linens, etc…we’ve dramatically reduced the number of outside sources the Bride will need.

Our complete indoor BALLROOM has been built as a stage.  This clear-span, state-of-the-art facility accommodates 250 guests for dinner and 400 for dancing.  There is a house theatrical lighting, sound and heating/cooling system as well as plenty of commercial-grade electrical power to support an amplified band, additional lighting or any other electrical needs.  Large LCD flatscreen monitors adorn the walls and display real-time wedding photography.  The NURSERY AND KIDS’ LOUNGE is just down the hall and provides little ones a place of their own during the Wedding Reception.

The WEDDING CEREMONY CATHEDRAL is long and narrow with twenty-five foot tall ceilings and French doors that open to The Plaza.  This gorgeous facility is a beautiful location for an indoor wedding ceremony of any denomination.

Our WINE CAVES, with their massive wood and iron doors, are carved deep into the hillside and secretly reveal chic lounge areas to enjoy during the cocktail hour.

Individual GUESTROOM SUITES include a full private bath and provide weekend lodging accommodations for up to 32 guests.

MULTIPLE RESTROOM FACILITIES are conveniently located throughout the estate; all of which are beautifully decorated and ADA compliant.

Our PARKING LOT is as much a stage as anything else on the resort.  Landscaped with beautiful trees and outdoor lighting, we offer guests a “parking experience.”  Villa Oliva valet staff is professional and courteous, dressed in navy blue and white, donning the Villa Oliva crest.

RESORT WEDDINGS


Offering huge appeal for their name notoriety and established reputations, many Brides select Resorts as their wedding venue because they know what to expect and that they will be taken care of in a professional manner.  Resort weddings offer beautiful grounds, perhaps a variety of ceremony locations and ballrooms as well as luxurious amenities including lodging accommodations, a Day Spa, restaurants and a bar/lounge.  Special arrangements can be easily made for a Rehearsal Dinner, Bridesmaids’ Luncheon or Sunday Brunch, the following day after the wedding.

THE DOWNSIDE OF A RESORT WEDDING is that because they are a hotel first, they can lack intimacy and be a bit generic.  Since the resort will no doubt be filled with vacationers and other guests, her wedding may be 1 of 5 special events the resort is hosting that day.   Families could be celebrating a 50th anniversary, corporations may be hosting an awards banquet or even worse, she may run into another Bride on her wedding day as well.

Established resorts often have their wedding packages down to a science, turning them out one-after-the-other like a wedding factory.  This can really leave a Bride and Groom feeling void of a personal experience.

Our Grand Ballroom is the antithesis of the ordinary “box” found in many hotels.  Dripping in Italian stonework with oversized glass doors and windows taking up the entire north side, our Ballroom is as much indoor, as it is out.  There is also a Grand Staircase for the Bride and Groom’s dramatic entrance, multiple balconies overlooking the dance floor below and a complete Billiard Lounge.

WINERY WEDDINGS:

With the savvy wine enthusiast getting younger and younger, and being of the marrying age, a winery is a chic wedding venue that showcases their epicurean taste.  The vineyard-scape makes for a beautiful, natural, sophisticated background, and an outdoor ceremony under the sun lends itself to a relaxed atmosphere.  The wine itself is iconic in both its presence at the wedding and as a reminder when drunken again in years to come.

THE DOWNSIDE OF A WINERY WEDDING is that since they are built as a winery business first, they’re open to the public and do not often engage wedding guests in a wine-making experience.   While having on-lookers from the tasting room might be welcomed attention for some Brides, it can be a bit imposing for others.  In looking to a winery for a unique, hands-on, culinary experience, epicurean Brides may be disappointed to find that most wineries just offer a beautiful vineyard setting.

OUR GUESTS WILL FEEL THE PRESTIGE OF HAVING THEIR OWN WINERY.  Not only do we private label and let them put their name on the bottle, but we also invite them to become the winemaker.   Guests will have the rare opportunity of enjoying an exclusive winery that is not open to the public.  Tasting, of course, is a natural function of exploring your own winery and we celebrate the chance for wedding guests to taste straight from the barrel.  We welcome them to raise a glass, get an up-close look at the vats and production area and partake in all the winery has to offer.
